It’s gotta be one of the “Dirtiest Jobs” but I must attest Gerry Jones, the owner of AJ Liquid Waste Haulers, just finished cleaning our septic system and he did a great job! He encouraged me to feel free to stand and chat with him to learn about the system, recommended what toilet paper works best for septic systems, and educated me on maintenance things to look out for in the future. In all it took an hour to pump out 1,192 gallons of waste accumulated over the past three years and spray cleaned all four vaults for a total cost of $645. Here is what I learned: - it should take about an hour for whoever you have clean out your system - some service companies will use the equivalent of an auger to break up the solidified layers of toilet paper in the first vault - this practice is guaranteed to damage the integrity of the walls costing you more money for repairs in the future - the screws to the alarm door hanging on the wall outside are only hand tightened- don’t let anyone use a drill because if over tightened it will break off and not be weather proof - the options to repair are to use a zip tie to close, have a latch installed ~$250, or install a new alarm system @ ~$1,500! He showed me ours and there is evidence of over tightening (see pic) - with the tanks completely empty now, we will have to turn the breakers on after ten days to “reset” the system because the pumps and aerators require liquid or the diaphragms will blow - a new pump can be $1,500-$3,000 depending on your system design - he encourages homeowners to be informed and present during maintenance and cleaning because there are service companies that will take shortcuts and do the least amount of work to make a profit - he has a 4,500 gallon tank on his truck with a massive 900 CFM vacuum and a digital meter to show how much was sucked up. If a service company has a small truck/pump/vacuum they might not be completely cleaning your system out and just getting the liquids - personally look inside before they close the lids. He has been called out to re-do work done by others only six months later! - winter is his preferred time to service…🙂 This is the second time we’ve had our system serviced by Gerry (Owner of AJ) and are set for another three years or so! We’ll definitely use AJ again in the future!
